Service terms

1. Provider and service

The service is provided under the Estia Watch name by Pablo Huarte Uhagon, Spanish tax ID 02570505W, professional address Calle Libertad 37, 28004 Madrid. Contact: hello@estiawatch.com.

Estia Watch performs scheduled in-person visits, agreed visual checks, reports and limited incident coordination for accepted homes within its service area. It does not provide private security, permanent surveillance, technical maintenance, property management or emergency services.

2. Plans and prices

Essential: €79 plus VAT per month, including one monthly visit. Plus: €129 plus VAT per month, including two monthly visits and one monthly access appointment for a technician or provider. Final scope, extras and particular conditions are confirmed before contracting.

3. Contracting and billing

An enquiry through the website does not conclude a contract. Onboarding is subject to property acceptance, an individual signed agreement and secure handover of access. Fees are billed monthly from the onboarding anniversary date. Authorised additional services may be included on the next invoice or charged separately.

4. Duration and cancellation

There is no minimum commitment and the service renews monthly. The client may prevent the next renewal by giving written notice at least 10 calendar days before the next billing period. Cancellation does not refund the period already started, without prejudice to mandatory consumer rights.

5. Client responsibilities

The client must provide accurate information, safe access, current contacts, clear instructions and sufficient authorisations; maintain suitable insurance, utilities and technical systems; and disclose known risks, works, alarms, animals and third-party access.

6. Keys, access and incidents

Keys use internal codes without a visible address and movements are logged. They are not released to third parties without authorisation. Estia Watch reports incidents and acts within agreed instructions and limits. Third-party, material or emergency costs require authorisation except for urgent actions expressly covered by the agreement.

7. Withdrawal

Where the client is a consumer and the agreement is concluded at a distance or off-premises, a 14-calendar-day right of withdrawal may apply, subject to legal exceptions. If the consumer expressly requests performance during that period and later withdraws, a proportionate amount may be payable. The right may be lost once the service is fully performed where performance began with express consent and acknowledgement of that consequence. The individual agreement will include the applicable instructions and withdrawal form.

8. Liability and complaints

Estia Watch is liable under applicable law and the agreement for the services it accepts. It does not guarantee detection of hidden defects and is not responsible for unavoidable events, third-party failures, inaccurate client information or matters outside the agreed scope, without limiting rights that cannot legally be excluded.

Questions and complaints may be sent to hello@estiawatch.com. Spanish law applies, together with mandatory consumer jurisdiction rules.
